Privacy Policy

hibnus homes (Saif Ali, proprietor of hibnus homes, SM Manzil, Behind NNT, KGN High School, Chintamani, Karnataka 563125, India) operates the hibnus homes website and app (“hibnus homes”, “we”, “us”), a listings platform for rural and small-town land, plots, farmland, and homes in India. This policy explains what personal data we collect when you use hibnus homes, why, and the choices and rights you have over it.

We collect only what the product needs to work:

• Phone number — to sign you in and verify you're a real person, via a one-time passcode (OTP). We use MSG91 as our OTP provider; your phone number and OTP verification are handled directly between your device and MSG91.
• Listing details you submit — property location, description, price, and any photos or a short video you upload, plus your name and a contact phone number for buyers to reach you on.
• GPS location — only if you choose to “use my location” while creating a listing, to set the property's map pin. We never collect your own real-time location as a buyer browsing listings.
• Usage data — basic product-analytics events (e.g. which screens you visit, which buttons you tap) via PostHog, so we can see what's working and fix what isn't. This is processed in the EU and is not sold or used for advertising.

• To create and display your listing, or show you other people's listings.
• To let buyers and sellers get in touch directly (call or WhatsApp) using the contact details a seller chose to publish on their own listing.
• To verify a listing against government land records where we offer that check.
• To keep the platform working reliably and to improve it over time.
• To meet legal obligations, prevent fraud, and enforce our terms.

We do not sell your personal data, and we do not use it to show you third-party ads.

Only the service providers that make hibnus homes work, each processing data solely to provide their service to us:

• MSG91 — phone number, for OTP delivery and verification.
• Cloudflare — photos/videos you upload, stored on Cloudflare R2 object storage.
• PostHog — anonymized/pseudonymous usage events, for product analytics.
• Other buyers or sellers only ever see what a listing's owner chose to publish on that listing (contact name/phone, photos, video, description) — never your account phone number itself unless you put it on the listing.

We don't share your data with anyone else, and we disclose it to law enforcement or courts only when legally required to.

We keep listing data for as long as your account and listings are active, plus a reasonable period afterward for legal/audit purposes. Photos and videos attached to a deleted listing are removed from storage. You can ask us to delete your account and associated data at any time (see “Your rights” below).

Under India's Digital Personal Data Protection Act, 2023 and its 2025 Rules, you have the right to:

• Know what personal data we hold about you and how it's used.
• Correct or update inaccurate or incomplete data.
• Withdraw consent (e.g. for location access) at any time, as easily as you gave it.
• Request erasure of your personal data and account.
• Nominate another individual to exercise these rights on your behalf in the event of your death or incapacity.
• File a complaint with us, and if unresolved, with India's Data Protection Board.

hibnus homes is not directed at children, and we don't knowingly collect data from anyone under 18.

We use a session cookie to keep you signed in, and your browser's local storage to save an in-progress listing draft on your own device so you don't lose it. Neither is used for cross-site tracking or advertising.

If we make a material change to this policy, we'll update the effective date above and, where required, seek your fresh consent before continuing to process your data under the new terms.
